TOTAL PROJECT COST

$4.45 Million

IMPACT

44 units for elderly and disabled people

We helped to restore and update an existing affordable senior community in need of repair.

Riverside Square Apartments was originally developed in 1981 by a native son of Warsaw, who was also an architect, in response to the need of his family and other senior citizens he knew in Warsaw for affordable senior housing. The units were over 30 years old and major systems, parking, lighting, heating and cooling, and lifestyle accommodations were required to be replaced and improved. The project consisted of 44 one-bedroom and two-bedroom units in an existing Rural Development senior citizen complex working with Olynger Corporation.

Most of the units received a rental assistance subsidy from the USDA. The total project cost was approximately $4.4 million including annual Low-Income Housing Tax Credit equity investment, HOME funds, an RD 515 mortgage deferral, and bank investment.
